A Sandhills cattle and hay ranch located in the very productive lake country of northern Garden County Nebraska. The ranch lies thirty miles south east of Alliance, Nebraska, or two miles south of Lakeside, Nebraska. The topography ranges from lakes and wet meadows to second bench meadows to well grassed sand hills. The ranch consists of approximately 3,500 acres and roughly half of the property is made up of wide valleys and meadows. The ranch is contiguous and all deeded.

HISTORY: This property is part of a large reputation Nebraska Sandhills ranch started by the Herman family shortly after the turn of the century. This offering contains the headquarters for the original ranch with its stately Victorian home and includes the main meadows and winter range with excellent winter protection from the hills. The current owners also enjoy an excellent reputation for cattle production. They recently brought home a prize ribbon for their entry in the 1999 National Western Livestock show in Denver.

PRODUCTION: Carrying capacity is currently at 275-300 cow units with hay production ranging from 400 to 700 tons. Much of the ranch can either by hayed or grazed so the production is determined largely by the needs of the operator. The ranch is divided into 14 individual pastures for convenient management and rotational grazing.

IMPROVEMENTS: Outstanding improvements. The main house is a five bedroom, two-story stately Victorian home in excellent repair and completely modern. The home has many hardwood floors with a second story balcony overlooking the lake and the main hay meadow. The second home is a near new 27x56 ft. modular with 3 bedrooms and 2 baths. Other buildings consist of a 60x90 ft. metal shop, a 40x60 ft. barn with loft, a 30x80 ft. calving barn with box stalls, and an efficient set of working corrals and several other support buildings. Improvements are protected by pine and cottonwood trees.

WILDLIFE: The ranch offers some of the best waterfowl habitat in North American. Several varieties of ducks nest around the lakes each year as well as Canadian Geese from which the ranch gets it name. Pheasant and Grouse are also found in good numbers. Many other species include Curlew, Avocet, Willet, Pelican and Crane. Deer and Antelope can also be found in small numbers.

WATER: There is a submersible at the headquarters to supply the buildings and automatic waterers in the corrals. There are 12 windmills with steel tanks on the ranch. The water is abundant and is of excellent quality. The mills are all in good working order. Livestock are also supplied water by the several lakes.
